We assessed a five-acre heritage estate in Burradoo, NSW, comprising a main dwelling, indoor pool house, outdoor pool house, garage, and tennis pavilion. The buildings were left incomplete and defective after the original builder (with no experience in heritage works) was removed from the project. The main dwelling is a three-storey heritage home featuring nine bedrooms, ten bathrooms, a family room, ballroom, drawing room, multiple living areas, a playroom, dressing room, and library. The outgoing builder had performed substandard work, including incorrect heritage material selections, structural non-compliance, and failed waterproofing across multiple structures.

The heritage classification meant standard modern materials could not be used. We sourced pricing from specialist heritage trades and allowed for extended timeframes due to material lead times and approval requirements.
Our $8.1 million determination gave the client a defendable, evidence-based figure to secure additional financing, appoint a replacement builder, and pursue legal recovery against the outgoing builder. The client now has cost certainty with full heritage compliance to continue.
